What is my property actually worth?

Online valuation tools give you a number. They rarely give you the right one. Automated estimates are built from public records and broad neighborhood averages — they don’t know that your kitchen was renovated in 2022, that the house next door sold under duress, or that your lot has development potential the algorithm has no way to price in.

Why the online number is usually wrong

Automated valuations lag the market by design, since they’re built on closed sales that are often 30 to 90 days old by the time they’re reflected. In a market moving quickly in either direction, that lag alone can be worth tens of thousands of dollars. They also can’t see inside the house — condition, updates, and layout quality all move price and none of it shows up in an algorithm.

What an accurate number actually requires

A real valuation starts with active and pending comparables, not just closed ones — what buyers are competing for right now tells you more than what sold two months ago. It accounts for condition adjustments room by room, and it factors in anything unique to the property: a legal accessory unit, subdividable lot, water frontage, or proximity to transit that a generic model simply averages away.

What we do differently

Casey’s Property Group builds a valuation the way an appraiser and a top local agent would together — grounded in what’s actually competing for buyer attention in your specific micro-market this month, adjusted for your property’s real condition and upside. We’re not asking for a listing commitment to give you a straight answer.

If you want a number you can actually rely on — whether you’re planning to sell, refinance, or just want to know where you stand — request a property review and we’ll give you a grounded range, not a guess.
